If the vents are not maintained regularly, they may cause a fire or health risk, so it is important that regular inspections are conducted. ⠀⠀⠀ Body corporate actions: ⠀⠀⠀ The body corporate needs to consider any fire risks associated with blocked ventilation systems as any damage to the lot caused by the body corporate not fulfilling its maintenance obligations under the Act may result in further liability to the body corporate. ⠀⠀⠀ Why it’s important to maintain your system: ⠀⠀⠀ Unclean ductwork provides an ideal breeding ground for mould, microbes, dust mites and bacteria. An increase in humidity (wet areas i.e. bathroom, ensuite and laundry areas) allows mould to spread, which can produce spores that can become airborne. Risks are increased in people with allergies, asthma-related issues (especially the elderly), children and infants. ⠀⠀⠀ The ventilation system controls objectional smells (toilet odours) and the accumulation of germs, disease-causing agents, and poisons.
